A legacy of building communities.
For over 40 years, BFC has developed and operated housing across New York — partnering with public agencies and residents to create neighborhoods that last.

From a $1 building to $8 billion in development.
In 1986, three entrepreneurs bought a vacant New York City building for $1 under Mayor Koch's revitalization program. One deal. No grand plan. Just a belief that something could be done. That seed grew into BFC — four decades of affordable and mixed-income development that has transformed New York neighborhoods one block at a time.

Today, the firm is bigger. The projects are bigger. The belief that housing changes lives — that remains exactly the same.

A family business that became a New York institution.

OUR FOUNDERS Donald Capoccia, Joseph Ferrara, and Brandon Baron founded BFC in 1986 with a single building on the Lower East Side. They built the public-private model that defines everything BFC does today.
OUR LEADERSHIP Built on family business values, BFC has grown into a professionally run, operationally excellent firm without losing what made it great. The culture hasn't changed — the scale has.
OUR FUTURE The next generation is in the building, alongside a growing team of 70+ professionals. Together they are expanding BFC's reach — more projects, more communities, more impact.
The principles behind every project.
Put People First
The well-being of our employees and the people we serve drives every decision we make. That's not a value on a wall — it's how we operate every day.
Own the Complexity
We take on what others won't — because the hardest projects deliver the greatest impact. That's where we lean in.
Stay In It
We don't build and move on. We stay connected to our residents and communities — because the relationship doesn't end at move-in.
